Home Inspectors Kansas CityThe Missouri Real Estate Commission regulates real estate inspection services in Kansas City, St. Louis and all locations in the state. The three types of real estate inspection licenses are State License, Certified Residential, and Certified General. For federally related transactions, State Licensed inspectors can perform residential inspections with a transaction value less than $1,000,000; non-residential property must be appraised by a certified inspector. State License Home Inspectors must complete a minimum of 90 hours of real estate inspection education, accomplish a minimum of 2,000 hours of real estate inspection experience while working with a licensed or certified real estate inspector. Certified Residential Home Inspectors must complete a minimum of 120 hours of real estate inspection education, complete a minimum of 2,500 hours of real estate inspection experience, over at least 24 continuous months, while working with a licensed or certified real estate inspector. Certified General Home Inspectors must study at least 180 hours of real estate inspection education, pass the Certified General examination, and work a minimum of 3,000 hours of real estate inspection activity, within a 30 month period. They must do this while working with a licensed or certified real estate inspector. At least 1,500 hours of this experience must be the inspection of non-residential properties.
