Last year, The Inspector Qualifications Board (AQB) of the Inspection Foundation OREA decided to upgrade the licensing requirements of inspectors beginning in 2008. OREA controls home inspection services in Los Angeles, San Diego, San Francisco, San Jose, Oakland and all other California communities. There 4 classifications of inspectors that may participate in home inspection: Real estate inspector trainees, Residential Real Estate Inspectors, Certified Residential Real Estate Inspectors and Certified General Real Estate Inspectors. In 2008 these will be the licensing criteria: Real Estate Inspector Trainees who must have 150 hours of education. There is no experience requirements however they must be supervised by an OREA licensed real estate inspector. Residential Real Estate Inspectors are most likely to be involved in your home inspection. In 2008 they will need to have completed 150 hours of inspection education plus 2,000 hours inspection experience (accumulated over at least a 12 month period). Certified Residential Real Estate Inspectors must hold a associate degree although equivalent educational credentials will be accepted. In 2008, they will be required to have 200 hours of classroom education and have 2,500 of real estate inspection experience over a minimum period of 2.5 years. Certified General Real Estate Inspectors must hold a bachelors degree and have completed 300 hours of classroom training in real property inspection and have performed 300 hours of real estate inspection.
